Terms and conditions
Move-out guarantee guarantees the full return of the deposit when we are responsible for the renovation of the lease.
This applies to the work carried out by the relocation guarantee, which is everything within painting, floor sanding and the final cleaning of the tenancy.
The company is not obliged to disclose any errors/shortcomings, but rectification of these can be added to the original offer.
Where the company does not provide a guarantee for a full deposit back, upon vacating, the following points apply:
Bathroom
- Tiles and joints that are defective/damaged.
- Appliances that are defective/damaged.
- Hardware/inventory that is defective/damaged.
- Sanitation that is defective/damaged.
- WC that is defective/damaged.
- Shower fitting defective/damaged.
- Washbasin fitting defective/damaged.
- Ventilation defective/damaged.
- Electricity defective/damaged.
- Mirrors defective/damaged.
- Glass walls defective/damaged.
- Glass generally defective/damaged.
Kitchen
- Hob that is defective/damaged.
- Table top that is damaged/defective.
- Appliances that were defective/damaged, nor defrosting the fridge/freezer and its missing shelves/drawers.
- Hood that is defective/damaged.
- Splash plate defective/damaged.
- Kitchen elements defective/damaged.
- Refrigerator defective/damaged.
- Refrigerator/freezer defective/damaged.
- Freezer defective/damaged.
- Oven defective/damaged.
- Microwave defective/damaged.

- Cupboards and drawers defective/damaged.

Tenancy in general
- Windows that are defective/damaged.

- Fungal infested walls, regardless of the type of fungus.
- Sockets/power plugs that are defective/damaged, as well as telephone/internet plugs.

- Glass in general.
- Defective/damaged radiator/thermostats.
- Doors that are defective/damaged, including loose door handles or possibly lost keys to this.
- Lost keys to the rental property.
- Door spy that is defective/damaged.
- Electricity defective/damaged.
Reservations and Conditions
Relocation guarantee = UG
- Deposit back:
The guarantee for repayment of the deposit only covers the work carried out by UG.
If it should happen that the lessor does not want to repay the deposit due to a dispute or other dispute between the lessee and the lessor, no guarantee is given on the deposit. It is the tenant's own responsibility if they ask us to do more than the landlord expects to be done.
- Keys to rental property:
Access and keys to the tenancy must be in UG's possession no later than the same weekday when the case is started.
Failure to comply with this will result in a fee of DKK. NOK 1,000 for changing the schedule.
UG provides a key box and coordination of craftsmen.
- Acceptance of offer:
Upon acceptance of the submitted offer, it is considered a concrete agreement. If the customer wishes to break the agreement, this can be done up to 5 working days before the planned start-up. If this is not observed, the customer will be billed for 20% of the offer sum.
- Arrival at the rental.
At the start of the work, the tenancy must be emptied of all furniture and all walls must be bare. That is that the lease must be completely emptied of everything. If the tenancy has furniture or other things that make our work impossible, this will be removed and thrown away at the tenant's expense. This is carried out in the agreed time to DKK. NOK 1,000 per hour.
- The condition of the lease (see point 10 General, for more information).
All rooms and surfaces that UG must work in and on must be completely empty and easily accessible upon arrival at the workplace on the start-up day. If the Customer needs help with moving furniture, UG must be informed of this before an offer is prepared, or as soon as the Customer finds out that he needs help with this, but no later than 72 hours before the start of the work.
- Extra work.
A full guarantee is only given for the work mentioned in the work description, all work beyond that must be settled as extra work and must be purchased in order for the work to be guaranteed. See below for prices for extra work.
- Malerarbejde.
Upon execution of the painting work will be taken into account for which paint the housing association wants to be able to put the apartment in order so that the deposit must be returned.
7.1 Processing.
When UG carries out the painting work, everything that is not to be painted is uncovered so that the painting work can be easily carried out.
7.3 Painting of walls.
All walls are painted in the paint that the housing association wants, most often walls are painted in gloss 5 or gloss 7. UG reserves the right to choose which product is painted with.
7.4 Painting ceilings.
All ceilings are painted in the desired paint that the housing association wants, most often walls are painted in a gloss 5 or a gloss 7. UG reserves the right to choose which product is painted with.
7.5 Painting of woodwork.
All woodwork is painted in the desired paint that the housing association wants, most often the woodwork is painted in a gloss 40 (Woodwork paint). UG reserves the right to choose which product is painted with.
7.6 Painting of Bathroom.
All walls and ceilings in the bathroom are painted in the desired paint that the housing company wants, most often walls are painted in a gloss 20 or gloss 25. UG reserves the right to choose which product is painted with.
7.7 Painting of the Kitchen.

Floor sanding.
At UG's normal offer prices are the following DOES NOT included in the price and can be purchased additionally.
- Full grinding. From DKK 60 per square meter
- Ludbehandling. Fra 20 kr. pr. kvardratmeter
- Oil treatment. From DKK 20 per square meter
- Pigmented/Coloured lacquer. From DKK 10 per square meter
- Grinding of steps From DKK 150 per stair step
When UG carries out the floor work, account is taken of what treatment of the floor the housing association wants in order to put the apartment in condition so that the deposit can be returned.
If a material has been pulled too far down into the floor, so that it cannot be sanded away during a full sanding, this is not something that the Relocation Guarantee can be held responsible for, as in that case it can only be remedied by replacing the floor
8.1 Light sanding/polishing/intermediate sanding.
When the Customer orders a light sanding/polishing/intermediate sanding, deep scratches will not be removed, just as color differences in the floor will also not be removed. With a light sanding/polishing/intermediate sanding, the floor is sanded with a fine sanding net and not sandpaper, which means that only the surface of the floor is treated.
This means that the existing finish will not be sanded off. The top layer is polished away. With a light sanding/polishing/intermediate sanding, scratches, shade differences, height differences (particularly with newly laid floors) etc. do not disappear.
This work is carried out with the polishing machine, which means that the grinding machine is not used. If the large sander is to be used, the work is no longer considered light sanding/polishing/intermediate sanding, but sanding. The customer will therefore be charged the price for grinding. The floor can also be treated with oil or soap treatment. Sanding is carried out between 2 – 3 layers of varnish with an even higher number of grains, in order to create the nicest surface.
8.2 Full grinding/Coarse grinding.
If the customer chooses to have their floors sanded/planed and then to finish the floor with lye, the floor will feel rough. This is completely normal. The floor is completely "open" and must be saturated with soap min. 4-5 times before the floor is saturated and feels "normal" again. Which soap the customer must give his lye-treated floor depends on which lye the customer has asked UG to finish with. If the customer has chosen white lye, UG recommends finishing with white soap.
Soap processing is not included in UG's offer, unless it appears from the written offer that the Customer has received.
In addition, the customer must be aware that lye is a natural product, just like the floors. How the lye is absorbed by the floor depends on many different factors, which is why the customer cannot expect, just as we cannot guarantee, a 100% smooth/uniform result.
8.3 Hidden damage to the floor.
When UG sands or planes floors, especially older floors, damage can occur that UG cannot foresee before the floor sanding/planing begins. It can, for example, be that there is old water damage that cannot be sanded or planed off, so that the marks disappear. In addition, under carpets, or under furniture that has been in the same place for many years, there may be a color difference that cannot be corrected. Of course, UG always tries to make the floor uniform, even under these conditions, but sometimes it will not succeed in evening out the color. This is not considered to be errors and omissions. UG's work does not include repairing damage that occurs when the work starts.
8.4 Parquet floors.
Parquet floors can occasionally loosen or rise (individual staves) during sanding/planing. This can be due to several different things, such as e.g. that the rods are loose or that the glue under the parquet floor has been too bad/weak.
UG cannot see this before the work starts, which is why UG does not repair or pay for the repair of such damage.
8.5 Plank floors or plank floors (both are referred to as plank floors).
When UG treats plank floors, especially old plank floors, various factors can come into play so that the result becomes less satisfactory. Eg. worm holes, larger gaps in the joints, marks from furniture (which cannot be removed) etc. In such cases, UG is not responsible for the condition of the floor and faults/defects.
8.6 Planing painted, varnished floors and floors with putty.
When UG has to plan a floor that is either painted, has varnish or putty on top of the wooden floor, UG cannot ascertain the condition of the wooden floor before UG starts planing. In this case, UG work will not include the rectification of discolourations, "wormholes" or other things that could not be seen at start-up.
8.7 Moisture, discoloration, water damage and color differences on the wooden floor.
When UG sands/plans and refinishes a wooden floor, it is not always possible to achieve the same result. If damage from e.g. moisture, discolouration, color differences from carpets etc. have penetrated too deeply into the wood, it will in some cases not be possible to correct color differences. In most cases, the floor with the above damage will still look much better after sanding/planing, as well as finishing.
There is, however, a risk that they will not look nicer after sanding/planing and finishing - however, this is not possible to assess in advance.
In these cases, UG is not responsible for the resulting damage caused by existing moisture, discolouration, water damage and color differences on the wooden floor not becoming more attractive, where it was not possible to assess before the start-up how important these conditions will be to the final result.
The customer must be aware that in some cases a difference in color can only be observed after the existing finish has been sanded off and the floor has been treated. As long as this could not be ascertained before the start of the work, UG does not assume responsibility for this and the situation does not constitute an error or deficiency in UG's work.
- Joints.
The customer must be aware that when sanding or planing floors, the joints in the floor may become detached. In such cases, UG will not fill the joints again.
If the Customer wishes to fill the joints in the floor, the Customer must notify this in good time, as most joints must have at least a week to harden. The floor cannot be sanded or treated before the joints have hardened.
In addition, UG does not provide a guarantee on joints if joint backstop is not installed first.
- In general
10.1 Electricity
Det er Kundens ansvar at sørge for at der er strøm i samtlige rum som UG skal udføre arbejde i. UG er ikke ansvarlig for forsinkelser af arbejdet som følge af at den nødvendige strøm ikke er tilgængelig. Hvis UG skal hente strøm fra andre lokaler end det rum hvori arbejdet skal udføres, er UG ikke ansvarlig for evt. rengøring af disse lokaler.
Should the work be postponed due to a lack of electricity, and UG cannot carry out the agreed work as a result, the Customer may be required to pay a fee of DKK 2,500
If it becomes necessary to call in an electrician in order for the work to be carried out, the Customer is responsible for the costs involved.
10.2 Temperature and humidity requirements
Before/during/after treatment of the floors (especially with regard to finishing), the temperature of the room must be between 15-30 degrees Celsius, and the relative humidity of the room (hereafter RH) must be between 30-65 %. This is to ensure the best possible result in relation to the post-processing. All finishing treatments have different drying times, and by complying with the above, the best possible result is ensured.
It is the Customer's responsibility to fulfill these requirements before the work begins. If these requirements are not complied with, UG is not responsible in the event that the result of the post-processing does not meet the agreed/expected result.
10.3 Condition of the rooms
All rooms and surfaces that UG must work in and on must be completely empty and easily accessible upon arrival at the workplace on the start-up day. If the Customer needs help with moving furniture, UG must be informed of this before an offer is prepared, or as soon as the Customer finds out that he needs help with this, but no later than 72 hours before the start of the work.
If UG has to help move furniture etc., this costs DKK 600 excl. VAT. Per started hour per employee - however, as I said, this must be agreed before we get down to the task.
UG reserves the right to refuse to carry out a task if the rooms are not empty and easily accessible upon arrival at the workplace. In this case, the Customer may be charged a fee.
UG cannot be held responsible for damages that may occur in connection with help with moving furniture or anything else, as the employees are not professional movers.
Cables, wires and other objects that make work difficult must be removed on the start-up day. If cables, wires and other objects have not been removed, UG is not responsible if these are damaged during the work.
10.4 Scope of the task, and points that the Relocation Guarantee must be aware of
UG must, together with the Customer, review the room(s) and surfaces where the work is to be carried out, before the start of the work. In addition, the Customer must inform/show UG if there are any areas UG must pay special attention to. Such points must also be disclosed when the Customer first contacts UG and before the offer is drawn up.
It is therefore important that the customer is present when the work starts. If the customer is unable to be present on arrival, these points must be discussed by telephone and the customer must, if necessary, attached pictures.
10.5 Special agreements
If the Customer wishes to enter into special agreements, this must be communicated by contacting UG, i.e. before the start of work. If the Customer later comes up with any special wishes/requirements, it is important to inform UG of this as soon as possible via email: info@udflytningsgaranti.dk
In certain cases, UG may have to reject the Customer's request if it cannot be met, and also reserves the right to change the price of the offer in the event of new tasks not already accepted.
10.6 Floor treatment
UG always recommends that the customer has the floors treated before walls or panels are painted, as the floor treatment causes a lot of dust.
The following services are not included in the offers unless they appear in the written offer:
- Jointing of floors.
- Repair of floors.
- Moving furniture.
- Disassembly/removal of white goods - i.e. that we sand without it if the floor is not available.
If the Customer wants the above carried out by UG, an additional price must be expected. Likewise, the Customer must expect UG to take payment for all the work performed. If the Customer has not agreed, e.g. sanding and finishing of e.g. doorstep, but would like to have it done anyway, the customer must pay for this, even if it is not stated in the written offer the customer has received. Possibly. a new offer with the new tasks is drawn up before the work is carried out, where possible.
If the Customer has not dismantled or removed all furniture, mouldings, etc., UG sands/planes without these.
10.7 During work
While UG is working and sanding/planing and finishing, it is important that there are no other people present than the floor man in the rooms and on the surfaces that are being worked on/on. The treated floors must not be walked on before UG has given notice of this. If the Customer does not comply with UG's instructions regarding stepping on the floor after finishing, UG is not responsible for repairing any damage or defects that have arisen as a result.
10.8 Hard-to-reach places
UG always performs its work in such a way that the best possible result is achieved every time. However, there may be some places that are difficult to access for both machines and scrapers. These areas can e.g. be the floor under radiators, behind pipes, very sharp angles at e.g. stairs, etc. Failure to treat hard-to-reach places is not considered an error or deficiency in the work.
UG naturally informs the Customer in the event that larger parts of the floor cannot be treated.
10.9 Stair steps
Offers submitted for sanding/planing and/or finishing of steps cover the tread itself, as well as the vertical edge, which is typically somewhere between 1-3 cm. The offer does not include the sides, the underside, the step, handrails, woodwork on and around the stairs.
In some cases, the vertical edge of the step cannot be sanded down and finished with a nice result. It is typically when the edge has been painted and/or varnished, if the steps are plastered or have glue residue on them. There will also be cases where it is not possible to sand and finish the steps right into the corners. In these cases, there will be a visible difference between the untreated areas of the steps and the areas will also feel rougher.
When sanding steps, the Customer must expect that adjacent surfaces to the stairs may be damaged, as otherwise it will not be possible to sand and finish the entire surface of the steps.
If UG assesses that the vertical edge or corners of the stair step cannot be treated to a satisfactory result, the Customer will be informed of this as soon as possible. After this, it is up to the Customer himself whether the Customer wishes to continue processing the vertical edge. However, the Customer must be aware that if the Customer himself wants the work carried out and is later not satisfied with the result, the Customer will not be able to hold UG responsible for this, as the Customer is acting against our guidance.
10.10 Worktops, both kitchen and dining tables
In some cases, it will not be possible to sand the list on the table top. The customer will be informed of this before UG begins the task. After this, the Customer must decide for himself whether the work is to be carried out to the extent that it can be done.
In addition, in some cases it is not possible to sand behind stoves or sinks (the small/narrow part of the worktop which is right behind these). In these cases, the customer must expect that a color difference will occur.
10.11 Immediate supplement
If it is desired that the task must be completed in a shorter time than the normal 7-14 working days, this can be done for an immediate surcharge of between DKK 7,000 ex VAT - DKK 10,000 ex VAT depending on the size of the task.
Tasks of even the smallest scale will not be able to be completed in less time than 4 – 5 days (immediate allowance will also mean that the work is carried out over a weekend if it fits into the planning of Uftlytningsgaranti and its subcontractors)
- Cleaning
When UG carries out the cleaning work, it is taken into account which products and cleaning articles the housing association wants to be able to put the apartment in order so that the deposit must be returned
If UG has to do a cleaning case that consists solely of cleaning, this will not be inspected and we must therefore assume that only the normal cleaning is to be carried out, if something else is to be carried out, please inform us of this before starting so that the price can be determined.
The following items are cleaned during a main cleaning at UG
- Vacuuming and washing of all floors.
- Wiping and washing of all surfaces.
- Cleaning of windows.
- Wiping window frames and door leaves.
- Wiping and washing of walls and ceilings (if necessary.)
- Wiping and washing of all handles.
- Wiping and washing of skirting boards and frames.
- Descaling of bathroom.
- Spitting and wiping of mirror/mirrors
- Descaling, wiping and washing the shower.
- Descaling, wiping and washing the shower niche.
- Descaling, wiping and washing the toilet.
- Wiping and washing the bathroom.
- Cleaning of tumble dryers and washing machines.
- Degreasing, wiping and washing of the refrigerator.
- Degreasing, wiping and washing the oven.
- Wiping and washing the freezer.
- Degreasing, wiping and washing the dishwasher.
- Carpenter
In the renovation from UG, the offer prices do not include carpentry work, this is because it is not in all cases that carpentry work has to be carried out, therefore all carpentry work will come as extra work and must be settled separately from the renovation offer, the prices can be as follows:
- Installation of a new door and door frame. From DKK 2,500.
- Installation of new door leaves on existing frames. From DKK 1500.
- Installation of new frames. From DKK 400
- Installation of new foot panels. From DKK 400
- Installation of new kitchen elements. from DKK 250

Moving household goods
- When using Uftlytningsgaranti to move furniture, this is something agreed between the customer and the moving company, in the same way complaints or compensation claims apply directly to the moving company as this is a cooperation partner of Utfyltningsgaranti and therefore have their own insurance companies to report to.
Payment terms:
- 50% payment, as soon as possible after acceptance of offer
- 50% payment, the day after completed work
- 4th day payment deadline.
The final payment must occur the day after our work is completed. We will then cover the costs from the lessor should there be errors or deficiencies in our work, this is also the mentioned guarantee scheme we have, which covers our work carried out.
Non-payment or non-maintenance of the payment agreement according to the above-mentioned guidelines will result in the imputation of interest, a reminder fee of DKK 250 and any collection costs will be debited according to the statement from the lawyer. The work will be stopped in the event of non-payment.
The date and time of the relocation inspection must be provided no later than 1 week before the start of the case, but preferably as soon as possible if the Removal Guarantee is to attend the inspection.
If an offer is approved and subsequently cancelled, it will cost an administration fee of - after approval: DKK 800 including VAT, in administration fee for creating timetables and bookings of the same, if the matter is canceled 14 days before start-up it will cost DKK 2500 including VAT, due to limited time for rebooking craftsmen and thereby potentially lost labor profit.
